Nob Hill is an historic and diverse area of Albuquerque. Life in Nob Hill is energetic. It’s accessible to the university, shops and restaurants along Central, it holds the most diverse architecture in town from the spaceship house, pueblo style homes, condos, mid-century moderns, and everything in between. Nearby employment opportunities are abundant. There are three large hospitals nearby: Lovelace, Presbyterian, and UNMH. Sandia labs and Kirtland Air Force Base are around the corner, plus all of the businesses downtown which are just a five minute drive south on Central. Access anywhere else in town is easy with both interstates meeting just northwest of Nob Hill. That means down to the river trails in 10 minutes or up to the mountain trails in 15. I’m going to include the entire UNM area when discussing housing costs. Since the beginning of 2024 the average closed sales price is $411,000, price per square foot $241, and we averaged 32 days on market.
